Foreign owners are taxed the same as residents, with no foreign-buyer surcharge. Rental income is taxed progressively: 15% up to EUR 12,000, 25% from EUR 12,001-24,000, 35% from EUR 24,001-35,000, and 45% above EUR 35,001. You also pay annual ENFIA property tax based on location, size and use.
Two special regimes attract foreign residents: retirees can pay a flat 7% on foreign-source income for up to 15 years, and high-net-worth individuals can pay a fixed EUR 100,000 per year on all foreign income for up to 15 years. Eligibility conditions apply, so plan with a tax advisor.
Corporate income tax is 22% and standard VAT is 24%. A tax number (AFM) is required for property, banking and filing. Annual returns are filed electronically through the myAADE portal (forms E1, E2 and E3), with the window opening in mid-March. Oulang provides AFM setup and filing support.
