Current Greek Investor-Residence Framework

Current property routes include €800,000 and €400,000 thresholds subject to location and property conditions, plus €250,000 for qualifying commercial-to-residential conversion or listed-building restoration cases. A Greek investor residence permit is not EU citizenship or EU long-term resident status. Family, renewal, employment, presence and Schengen short-stay questions require separate review. Frequently asked questions about Greek immigration, Golden Visa, property, property management and this service

Current property routes include €800k and €400k thresholds subject to location and property conditions, and €250k only for qualifying commercial-to-residential conversion or listed-building restoration cases. The current official change-of-use record requires one property, a €250,000 minimum and a completed qualifying change of use before the residence application. Other routes have different conditions and must be checked separately.

Law 5275/2026, published on 6 February 2026, promotes legal-migration policy, transposes Directive (EU) 2024/1233 on a single residence-and-work permit, and amends the Migration Code. Its 90-day provision concerns the covered single-permit procedure; it is not a universal Golden Visa timeline. The official text does not justify promising faster Golden Visa decisions, renewals or family outcomes. Route-specific rules must be checked separately.

It is one of the two property exceptions that may use the €250k threshold; listed-building restoration is the other. For the change-of-use route, the current Greek National Registry record requires one property, no 120㎡ minimum, a completed qualifying change of use after 5 April 2024 and before the residence application, and the listed supporting evidence. Marketing a property as “C2R” does not prove eligibility.

There is no fixed end-to-end promise. The current Greek National Registry record for the change-of-use initial-issuance procedure publishes a 50-day administrative completion deadline. That record does not include the customer’s property transaction, due diligence, document preparation or every biometric and authority dependency, and it does not guarantee approval.

Presence and renewal must be checked for the exact permit and facts in force. Do not treat an investor permit as EU status: Greek or EU citizenship and EU long-term resident status have separate actual-residence, resources, integration and other tests. Confirm the travel and renewal plan with independent immigration counsel before relying on long absences.

The current Greek National Registry record states that investor residence permits do not establish a right of access to any form of employment. Company ownership, management, remote work and work in another country raise separate corporate, immigration and tax questions; do not infer those rights from the Golden Visa card.

School access depends on the child’s status, age, residence, documents and the admissions rules of the school and country. A Greek residence card does not automatically grant long-term residence or school enrolment rights in every Schengen country. Verify the intended school directly before making a family decision.

There is no universally “best value” route. Compare eligibility, total written cost, title and planning risk, liquidity, holding restrictions, family facts and service capacity. OULANG can coordinate a property and evidence review, but approval and investment performance are not guaranteed.
