How to Confirm a Licensed Real Estate Agent in Greece

Listings, prices and glossy photos say nothing about whether an agent can carry a purchase safely through title checks, payment, transfer and the years of ownership that follow. The verification work happens before you sign, not after a problem appears.

Short answer

Check the agent as a business, not as a personality. Confirm the company name, registration status, tax identifiers, registered address and responsible person; confirm the brokerage registration and that its scope matches the work; confirm a real local presence with an office you can visit; confirm that a licensed lawyer, not the agent, performs title and encumbrance due diligence; confirm that payments follow a lawyer-verified path with contractual milestones; and confirm in writing who handles rental, maintenance, tax cooperation and resale after completion. An agent who resists any of these checks is telling you something useful.

Confirm the legal entity

Company name, registration, tax identifiers, address and the person responsible. If you are dealt with only through a messaging app and a first name, stop.

Confirm brokerage registration and scope

Ask for the real-estate registration number and check what it covers. A registration for brokerage does not cover legal advice, tax advice or immigration services.

Confirm local delivery

An office you can visit, a team whose roles are explained, and public contact points. Remote-only agencies typically subcontract viewings and after-sales, which fragments responsibility across parties you never chose.

Confirm lawyer due diligence

Title chain, mortgages and seizures, permitted use, building permits, taxes and notarial transfer must be checked by a licensed lawyer engaged for your case.

Confirm the payment path

Deposits and balance payments should go through lawyer-confirmed accounts with written milestones and refund conditions. Chat messages are not payment instructions.

Confirm one responsibility chain

Viewing, transaction, legal coordination, management and renewal support should be traceable to one accountable party, with subcontracted roles disclosed.

Does a brokerage registration guarantee an agent is trustworthy?

No. Registration confirms the legal basis for brokerage work, nothing more. Trustworthiness shows in whether the agent welcomes entity checks, works with independent lawyers, documents the payment path and puts after-sales responsibility in the contract.

I only want to buy, not apply for a Golden Visa. Does this still matter?

Yes, except for the immigration-specific items. Title, payment safety and after-sales management matter to every buyer. If residence might become relevant later, also confirm the property fits the current investment-route rules before committing.
