The three Greece Golden Visa tiers suit different goals. EUR 800,000 buys a prime-area asset in central or southern Athens with strong liquidity. EUR 400,000 offers quality of life at a moderate budget across most regions. EUR 250,000, via a compliant commercial-to-residential conversion, is the lowest entry into a prime area — provided due diligence is rigorous. 1. EUR 800,000 — Prime Asset, Strong Liquidity
The EUR 800,000 tier applies to prime areas: Attica (including Athens), Thessaloniki, Mykonos and Santorini. It suits investors who want a high-quality, liquid asset in a sought-after location, where resale demand is strong and international buyers are active. The trade-off is the higher capital requirement.
2. EUR 400,000 — Quality of Life at a Moderate Budget
The EUR 400,000 tier covers most other regions of Greece. It suits buyers who prioritise lifestyle and value over a prime-area address, and who are comfortable with a single property of at least 120 square metres. It is often the balanced middle option for families.
3. EUR 250,000 — Lowest Entry, via Conversion
The EUR 250,000 tier is reserved for a compliant commercial-to-residential conversion or a listed-building restoration, and is the only way to enter a prime area such as central Athens at that level. The opportunity is real, but eligibility depends on an approved change of use, so independent legal and engineering review is essential.
Two further routes exist: a EUR 500,000 financial investment (deposit, bonds or funds) for those who prefer not to buy property, and a EUR 250,000 startup/strategic-investment route for business exposure.
4. How to Decide
Match the tier to your objective rather than the headline price. Prioritise liquidity and a prime address → EUR 800,000. Want lifestyle at a moderate budget → EUR 400,000.
