Greece renovation & full-home fit-out
Renovating in Greece: the build is not the hard part — being absent is
Renovating from abroad fails in three ways: the price moves, progress is invisible, and nobody checks the handover on your behalf. OULANG runs drawings and permits through TEE-registered engineers, executes with local trades, and reports each milestone with images through a project manager who speaks your language — design, fit-out and acceptance inside one company.
Start by separating three things: cosmetic refurbishment, structural work that needs permits, and a change of use. Drawings, permits, duration and risk differ completely, and conflating them is the main source of overruns and rework.
TEE-registered engineers for drawings and permits
Structural changes, façade alterations, fire and building services, and any change of use must be drawn and filed by an engineer registered with the Technical Chamber of Greece (TEE). Design and filing sit with registered engineers rather than building first and regularising later, which is where fines and demolition orders come from.
How to verify: Ask to verify the responsible engineer's registration and the filing route for your project before signing.
Full-home fit-out: structure through to styling
Services, finishes, kitchens and bathrooms, joinery, doors and windows, lighting and loose furniture are run by one project team. Cabinetry is made to measured dimensions rather than bought off the shelf, which matters in Athens where much of the stock is mid-century and rarely square.
How to verify: Ask for the works schedule and joinery dimension drawings, itemised against the quotation.
Modern, European classical and retro all delivered
A style is only real if local supply and the budget can deliver it. Three directions are supported with executable material specifications and supply: modern minimal, European classical, and retro. Each is presented together with its cost impact and upkeep demands, so appearance is not chosen at the expense of living with it.
How to verify: Ask for a material schedule and cost-band comparison for each style option on your actual layout.
Commercial-to-residential: works and legal on one chain
A conversion is decided by whether the use can lawfully change and be registered, not by the build quality. Title and currently registered use, building and common-area constraints, the engineer's technical report and the timing of completion each gate the project; a flawless build is worthless if one of them fails. Works and lawyers run on one workflow, with feasibility settled before design and budget.
How to verify: Ask for a feasibility conclusion and permit route before committing to the design stage.
A project manager in your language, with milestone imagery
Owners who cannot visit the site are where disputes start. The project manager sends photos or video at agreed milestones — after strip-out, first fix complete, waterproofing tested, tiling done, joinery installed, completion — and concealed work is always recorded before it is covered, so any later claim has evidence behind it.
How to verify: The milestone list and reporting frequency go into the contract, and concealed-work imagery should be retrievable on request.
Priced from a works schedule, materials bought direct
The quotation maps to a works schedule naming material brands, models and quantities rather than a blanket rate per square metre. Materials are bought direct to cut margin stacking, and variations require written instructions so "we found a problem on site" cannot become open-ended additions.
How to verify: Ask for the quotation to map line-by-line to the works schedule, with a variation procedure agreed up front.
Completion hands straight over to letting
If the property is for letting, the specification should be chosen for it: durable, easy to clean, cheap to maintain, simple to repair. On acceptance the keys pass straight to the management team to begin letting, with no hand-off between suppliers for the owner to manage.
How to verify: Ask for the design to mark which specifications were chosen for letting durability.
Documented acceptance and warranty
Completion produces an acceptance record listing what is finished, what remains and the deadline for making good, rather than a verbal "it's done". Warranty scope and period are contractual, and aftercare stays with the same company, so responsibility does not vanish when a crew disbands.
How to verify: The acceptance record format and warranty terms can be reviewed as templates before signing.

How the work runs
01
Survey and brief
Measure, inspect the existing fabric and services, and agree use, style direction and budget band.
02
Feasibility and permit route
Establish whether this is cosmetic, permit-bearing or a change of use, and set out the filing route and prerequisites.
03
Design and works schedule
Produce layouts, visuals and construction drawings with an itemised works schedule and material specification.
04
Quotation and contract
Price mapped line-by-line to the schedule, with milestones, acceptance criteria, variation procedure and warranty.
05
Construction with milestone reporting
Local trades on site, imagery at each milestone, and concealed work always recorded before it is covered.
06
Acceptance and handover
Produce an acceptance record and snagging list, enter warranty on handover, and pass to letting where required.
What we do not promise
·Rates and programme are not quoted generically: they follow the existing condition, design, materials, permits and site constraints, and are set by survey and a written works schedule.
·Whether permits are granted and how long they take rests with the authorities; approval is not promised.
·Residence suitability of a conversion is verified by lawyers against current rules and the specific case; technical feasibility does not establish eligibility.
·Constraints on protected buildings and common parts follow the authorities' and the owners' association documents.
Establish what kind of project it is, then talk budget
Send the address or a floor plan, a few photos of the current condition and the intended use — living, letting or conversion. We will first establish which category of works it is and whether filing is required, then advise on design and budget.
Modern, European classical and retro: judge cost and upkeep before the visuals
Style should follow use. An owner-occupied home can spend on feel, while a rental should favour durability and easy upkeep. The three main directions below are set out by materials, cost impact and the layouts they suit.
Modern minimal
Wins on line, proportion and the quality of junctions: clean to look at and makes space read larger. Less ornament means precision matters more, and corners, door reveals and lighting recesses decide the result.
Typical materials
Large-format tile or timber flooring, frameless or concealed doors, matt emulsion, minimal ironmongery, recessed lighting and handleless cabinetry.
Suited to
Rental property, small to mid-size flats, and owners keeping both build and upkeep costs down.
European classical
The ceiling heights and existing mouldings of older Athens stock suit this naturally. Symmetry, stone, panelling and decorative lighting build a substantial feel, at a clearly higher cost and longer programme than modern.
Typical materials
Marble or stone-effect flooring, cornices and mouldings, wall panelling, solid or moulded cabinet doors, brass or antiqued ironmongery, and crystal or brass lighting.
Suited to
Larger owner-occupied homes, older apartments with good ceiling height, villas and premium long-lets.
Retro
Much of the Athens stock dates from the mid to late twentieth century and already carries period character. Retro is not artificial ageing but keeping and sharpening what is there — terrazzo, patterned tile, arched openings, timber shutters — while modern services restore comfort.
Typical materials
Terrazzo, patterned tile, reclaimed or aged timber, rattan, saturated wall colour, and period-style lighting and switch plates.
Suited to
Older properties with original features worth keeping, and short-lets or boutique rentals needing a distinct position.
The directions can be mixed — keeping an original terrazzo floor while treating everything else as modern minimal, for example. The trade-offs are advised after survey, against the property's condition and the budget.
